Questions and answers

Water damage questions, answered

Spoken-style answers come first, followed by longer questions. Every answer points to the page that covers the topic in full, with sources.

Home

Who actually comes to the house?

An independent restoration contractor who serves your ZIP code. This site connects your call; it does not employ technicians or do the work. Ask the contractor about their water damage training and experience.

Does this site promise emergency or round-the-clock response?

No. This site does not promise response times. Ask the contractor on the call when they can come out and what they can do on the first visit.

Can wet carpet and drywall be saved?

Sometimes. Clean water caught early can often be dried in place. Sewage, long exposure and swollen or crumbling materials usually mean removal. See wet drywall: save or replace.

Will homeowners insurance pay for this?

It depends on the source. Sudden pipe bursts are often covered; surface flooding usually needs separate flood coverage; sewer backup is often an add-on. Read our insurance adjuster guide.

What should I do first?

Make it safe, stop the water, photograph everything and call your insurer. Our first-steps guide puts it in order.

Which parts of Kansas are covered?

Covered ZIP codes in and around Wichita, Topeka, Kansas City KS, Overland Park, Lawrence and Shawnee, plus a number of nearby towns. Call and you will be told on the call whether your address is served.

Kansas City, KS

Is all of Kansas City, Kansas covered?

The city has 12 covered ZIP codes on this site. Bonner Springs, Leavenworth and Lansing also have covered ZIP codes. Call to confirm your address.

Are Armourdale and Argentine still at risk of flooding?

Levees and reservoirs built after 1951 greatly reduced river flood risk, but low-lying areas can still flood in extreme events. Check your flood zone and consider flood insurance.

Why does my KCK basement drain back up when it rains?

Rain can overload the sewer system or enter through cracked pipes, pushing sewage back up house laterals. A blocked private line can also be the cause. Call the sewer department and a plumber.

Is a sewer backup covered by insurance?

Often only with a sewer and drain backup endorsement. Check your policy and ask your agent.

My hillside basement leaks on one side. Why?

Water running downhill collects against the uphill wall. Grading, downspouts and drainage on that side usually help most.

Who handles building permits in Kansas City, Kansas?

The city-county Unified Government in Wyandotte County. Ask the contractor who will pull them.

Does this site promise emergency response?

No. Scheduling is set by the Wyandotte County contractor on your call; ask them directly when they can be there.

Why is my kitchen floor soft in my older KCK house?

In many older frame houses the kitchen sits over a crawlspace where pipes and drains run through a colder, hidden space. A slow leak there can soak the subfloor for weeks. Shut off the water to the kitchen fixtures and have the crawlspace and subfloor checked.

Water from the upstairs unit came through my ceiling. Who do I call?

Tell the owner or property manager right away, in writing if possible, and photograph the damage and your belongings. The owner usually arranges restoration of the building; your renters policy, if you have one, deals with your own possessions.

Can original wood trim be saved after water damage?

Often, yes. Trim and doors that got wet can usually be removed carefully, dried, stored and reinstalled. Ask the contractor to number and save original pieces rather than discarding them.

Do Leavenworth and Bonner Springs homes have the same issues?

Many of the same: older foundations and plumbing in the historic parts of town, and finished basements and sump pumps in newer areas. Permits go through each town's own department.

Lawrence

Is all of Lawrence covered?

Lawrence has 5 covered ZIP codes on this site, plus Eudora and Baldwin City. Call to confirm your address.

My Lawrence rental flooded while I was away. What do I do?

Tell your landlord or manager in writing right away, photograph the damage and your belongings, and contact your renters insurer if you have one.

Is my stone basement supposed to be damp?

Some dampness is common in old limestone foundations, but standing water, mold and wet finished materials should be dealt with. Outside drainage helps most.

Can plaster walls in my old Lawrence house be dried?

Often, if they dried quickly and remain firmly attached. A contractor experienced with older homes can tell you.

Do I need historic review to repair water damage?

Interior repairs usually do not. Exterior changes in historic districts may. Check with the city first.

Is North Lawrence in a flood zone?

Parts of it may be. Check the flood map for your address and ask your agent about flood insurance.

How soon can a Lawrence contractor arrive?

That depends on the contractor and the day; this site does not set or promise response times. Ask on the call.

Water is staining the plaster near my chimney. What is happening?

Flashing around older brick chimneys often cracks or pulls loose, letting rain run down inside the chimney chase. Have a roofer check the flashing, photograph the stains, and have the wet plaster and framing dried so the damage does not spread.

Where is the water shutoff in my Lawrence apartment?

Many units have a shutoff valve for the whole apartment in a utility closet, near the water heater or under the kitchen sink, plus small valves behind each toilet and under each sink. Ask the manager to show you before you need it.

Can my cupped original wood floors be saved?

Often. Solid wood that cups after getting wet frequently flattens again if it is dried slowly and thoroughly. Refinishing should wait until readings show the wood is dry, or the boards can crown afterward.

Why do pipes freeze in the back porch of my Lawrence house?

Enclosed porches and rear additions are often colder, less insulated and sit over crawlspaces, so plumbing there is exposed. Insulating the pipes and the crawlspace and keeping heat in that room during cold snaps helps.

Overland Park

Is all of Overland Park covered?

Overland Park has 10 covered ZIP codes on this site, plus covered ZIP codes in Leawood, Prairie Village, Mission, Olathe and Lenexa. Call to confirm your address.

My sump pump failed in a storm. Is that covered?

Many policies cover sump failure only with a water backup endorsement. Check your policy or ask your agent.

Can my finished basement carpet be saved?

With clean water caught quickly, sometimes, usually with new pad. With storm runoff or sewer water, it is usually removed.

Do I need flood insurance in Overland Park?

If you are near a creek or in a low area, it is worth considering. Flood damage is generally not covered by homeowners insurance, and new NFIP policies usually take 30 days to start.

Who handles water from a townhome roof?

Often the association, but it depends on your governing documents. Report it to the association and your insurer promptly.

Can someone come out right away in Overland Park?

No timing is promised by this site. The Johnson County contractor you are connected with will tell you on the call when they can visit.

What is the sealed basin with a pump in my basement bathroom?

That is usually a sewage ejector pump, which lifts wastewater from basement fixtures up to the main sewer line. If it fails, the overflow is sewage and needs professional cleanup. Have a plumber service the pump.

Why does my split-level family room flood but not the rest of the house?

The lowest level of a split-level is only partly below grade, so water from the driveway, a window well or the laundry reaches it first. Look at what sits uphill of that room and where the water came in.

My water heater is dripping at the base. Is it about to fail?

A drip from the bottom of a tank-style water heater often means the tank itself is starting to leak, and that usually gets worse, not better. Close its cold-water supply valve, turn off its power or gas according to the label, and have a plumber look at it before it lets go into a finished basement.

Should I keep restoration records when I sell my house?

Yes. Moisture readings, photos, a list of materials removed and repair permits show that a past loss was handled properly, which helps with disclosure and with buyers' questions.

Should I drive through a flooded street to get home?

No. The National Weather Service warns that moving water a few inches deep can knock a person down and a little more can carry away a car. Turn around.

Shawnee

Is all of Shawnee covered?

Shawnee has 5 covered ZIP codes on this site, plus covered ZIP codes in Lenexa and De Soto. Call to confirm your address.

Water came in under my walkout door. Why?

Usually the patio or yard slopes toward the door, a drain could not keep up, or the threshold sits too low. Grading and drainage outside usually fix it.

Why does only one wall of my basement leak?

On sloped lots, water collects against the uphill wall. Grading, downspouts and drainage on that side help most.

My neighbor's runoff floods my yard. What can I do?

Talk with your neighbor first, then check with the city about drainage rules and easements. Document the water with photos.

Can wet carpet in my walkout be saved?

With clean water caught quickly, sometimes, usually with new pad. Storm runoff or long exposure usually means removal.

Is there a guaranteed arrival time in Shawnee?

No. This site does not guarantee arrival times; the contractor on your call can tell you their availability.

Water came through my basement bedroom window. What failed?

Usually the egress window well filled faster than its drain could empty it, or the drain was clogged or missing. Clear the well, check the drain and fit a cover. Inside, deal with the carpet, mattress and closet first, because they absorb water quickly.

Should I run a dehumidifier in a Shawnee walkout in summer?

It usually helps. Even a walkout with daylight is partly below grade, and humid summer air can keep carpet and walls damp. Aim to keep humidity below about 60 percent.

Can a retaining wall cause basement leaks?

Yes. A wall without drainage behind it can hold water in the soil and direct it toward the house, and a failing wall can push soil and water against the foundation. Have a leaning or seeping wall checked.

Is storm water through my walkout door covered by insurance?

It depends on how it got in. Surface water flowing in may be treated as flood, which needs flood insurance; a failed sump or drain backup often needs a backup endorsement; roof leaks are handled differently. Photograph the entry point and ask your insurer.

Why is there water behind the paneling in my east Shawnee basement?

Paneling and carpet laid directly against old foundation walls and slabs trap moisture. After a leak or seepage, water can sit behind them for weeks. Have the contractor check behind and under finished surfaces.

Topeka

Is all of Topeka covered?

Topeka has 18 covered ZIP codes on this site, covering most of the city. Call to confirm your address.

Is North Topeka still at risk of flooding?

Flood protection has changed a great deal since 1951, but parts of the city near the river and creeks remain in flood zones. Check your flood zone and consider flood insurance.

My old Topeka basement seeps every spring. Is that normal?

It is common in older stone and block foundations, but it can be reduced with better grading, gutters, downspouts and drainage. Wet materials should still be dried promptly.

Can wet plaster walls be saved?

Often, if they dried quickly and are still firmly attached. Plaster that has softened, cracked or separated from the lath may need repair. Ask a contractor with older-home experience.

Do I need permission to repair a water-damaged historic Topeka home?

Interior repairs usually do not need historic review. Exterior changes in historic districts may. Check with the city before exterior work.

Does this site promise emergency service in Topeka?

No. Timing is up to the Topeka contractor you speak with, so ask them on the call how soon they can visit.

Why did a leak upstairs show up in my Topeka basement?

Many older Topeka homes have wall framing that runs from the foundation to the roof without a break at each floor, so water can fall straight down the cavity. Shut off the water and have the full height of the wall checked.

Should I run a dehumidifier in my Topeka basement in summer?

Usually, yes. Humid summer air condenses on cool basement walls and pipes. Keeping basement humidity below about 60 percent helps prevent mold and musty smells.

My Topeka radiator is leaking rusty water. What should I do?

Turn the boiler off or call a heating technician, put towels and a pan under the leak, and keep the water off wood floors and plaster ceilings below. Then have the wet areas dried; rusty heating water can stain finishes, so it is worth dealing with quickly.

Who pays for water damage in a Topeka rental?

Usually the owner's policy covers the building and the tenant's renters policy covers belongings, but it depends on the cause and the policies.

Wichita

Does this site cover all of Wichita?

Most of the city's ZIP codes are covered, along with nearby towns such as Derby, Haysville, Maize, Valley Center, Goddard and Mulvane. Call to confirm your address.

Does the Big Ditch mean my Wichita home cannot flood?

No. The floodway reduces river flooding in the areas it protects, but heavy rain, poor drainage, basements and plumbing failures still cause water damage, and some areas sit outside its protection.

Is hail damage to my roof and ceiling covered?

Storm damage to the roof and the resulting interior water damage are commonly covered by homeowners policies, but check your deductible and terms. Document everything.

Who handles permits for repairs in Wichita?

Most building permits in Wichita and Sedgwick County go through the Metropolitan Area Building and Construction Department. Ask the contractor who will pull them.

My Wichita basement floods every spring. What should I do?

Have the cleanup done properly, then fix the cause: grading, downspouts, window wells, sump capacity and backup power.

Do you promise a response time in Wichita?

No. This site does not promise response times. Ask the contractor on the call when they can come.

Can a Wichita contractor help with my insurance claim?

Restoration contractors typically document the damage and drying for your insurer. The claim itself is between you and your insurer.

Why is there water on my Wichita basement ceiling?

In many ranch homes the main floor plumbing runs through the basement ceiling, so a leak from a bathroom, kitchen sink, dishwasher or toilet above often shows there first. Shut off the water to the fixture or the main valve and look at what sits directly above the stain.

Should I tarp my roof after a Wichita hail storm?

Only if you can do it safely, and never during a storm or on a wet, steep roof. Many homeowners leave tarping to a roofer. Inside, put buckets under drips, move belongings and photograph the leak and the hail damage outside.

How long will drying take in a Wichita basement?

Clean water in an unfinished basement caught early may dry in a few days. A finished lower level, a cold basement in winter or water that sat for a while usually takes longer, because concrete releases moisture slowly. Readings, not the calendar, decide when it is done.

What if my town near Wichita is not listed?

Call anyway. Coverage is by ZIP code, and you will be told on the call whether your address is served.

Burst Pipe Water Damage in Topeka

Why did water show up in my basement when the leak was upstairs?

In many older Topeka homes, wall cavities run from foundation to roof, so water falls straight down inside the wall.

Should I replace galvanized pipes after a leak?

Often worth considering if the system is old and corroded. Ask a plumber to inspect the rest.

Can my plaster ceiling be saved?

If it stays firmly attached and dries quickly, often yes. Sagging or separated plaster may need repair.

Is a frozen pipe burst covered?

Sudden bursts are commonly covered, but homes left without heat may be treated differently.

My radiator cracked. Who do I call?

A heating technician for the boiler and radiator, and a restorer for the water damage.

How do I thaw a frozen pipe safely?

With warm air and the faucet open. Never use an open flame.

Burst Pipe Water Damage in Wichita

Why did my pipe burst when Wichita winters are mild?

Short arctic outbreaks still drop temperatures far below freezing, and pipes in exterior walls, garages and crawlspaces get much colder than the house.

Where is the shutoff in a slab home?

Often near the water heater, in a utility closet, or at the meter by the street.

Is a frozen pipe burst covered?

Sudden bursts are commonly covered, but losses in homes left unheated may be treated differently. Check your policy.

Should I replace polybutylene pipe?

Many owners do after a failure. Ask a plumber to look at the rest of the system.

Can I thaw a pipe with a torch?

No. Use warm air with the faucet open, or call a plumber.

My pipe froze but has not leaked. What now?

Thaw it gently with warm air and the faucet open, and watch closely as it warms. If you cannot reach it, call a plumber.

Do I need a permit to repair a burst pipe in Wichita?

Plumbing repairs often do. Ask the plumber; most of Sedgwick County uses the Metropolitan Area Building and Construction Department.

How long will drying take after a Wichita pipe burst?

Often several days for clean water caught quickly, longer if the house was cold, the water sat for days or hardwood floors are involved. Readings decide.

Can I stay in my Wichita house while it dries?

Usually, once the leak is fixed and the power is safe, unless a ceiling is at risk or the water turned dirty.

Should I call the plumber or the restorer first?

Both at once: the plumber stops and repairs the leak while the restorer deals with the water already in the house.

Flooded Basement Cleanup in Topeka

Is a seeping Topeka basement normal?

It is common in old stone foundations, but standing water, wet finishes and mold should be dealt with. Outside drainage helps most.

Is my basement flood covered by insurance?

It depends on the source: plumbing leaks are often covered, surface flooding usually needs flood insurance, and sump or drain backups often need an endorsement.

Should I seal my stone basement walls?

Interior sealers can trap water in old stone. Ask a contractor familiar with older foundations, and fix outside drainage first.

Can I keep using my furnace after the basement flooded?

Not until a technician checks it if it sat in water.

Do you serve North Topeka?

Yes, covered North Topeka ZIP codes are included. The call confirms your address.

How do I stop my sump pump failing in storms?

Add a battery or water-powered backup and a high-water alarm, and test the pump every spring.

Flooded Basement Cleanup in Wichita

Is my Wichita basement flood covered?

It depends on the source. Surface flooding usually needs flood insurance; sump failure and drain backup often need an endorsement; sudden plumbing leaks are often covered.

Why does water come in through my window well?

On flat ground, runoff collects in the well faster than its drain can carry it away. A cover and a clear drain usually fix it.

Can basement carpet be saved?

With clean water caught quickly, sometimes, with new pad. Storm runoff usually means removal.

Should I worry about the furnace?

If it sat in water, keep it off until a technician checks it.

How long until the basement is usable again?

Drying alone often takes several days to a week or more; rebuilding finished spaces takes longer.

Is it safe to pump a deeply flooded basement all at once?

After a major flood with saturated soil outside, pumping too fast can stress foundation walls. A professional can pace it.

Who issues permits for basement repairs in Wichita?

Most of Sedgwick County uses the Metropolitan Area Building and Construction Department. Suburbs may have their own offices.

My Wichita basement only seeps after long wet spells. Do I need a restorer?

Not necessarily for seepage alone; grading, gutters and a dehumidifier often handle it. Call when water reaches carpet, drywall or stored belongings, or a musty smell will not clear after the space has been kept dry.

Does a battery backup sump really help in Wichita storms?

Yes, because the storms that send the most water to the pit often knock out power. A backup keeps pumping until the power returns.

How long drying takes

Can I speed drying with my own fans?

Fans help only with enough dehumidification. Ask the contractor before adding your own; extra fans can push moisture into dry rooms.

Why are the floors taking longer than the walls?

Hardwood, subfloor and concrete are denser and hold water deeper than drywall, so they release it more slowly.

When can I put new flooring down?

Only when the subfloor or slab readings match the dry standard. Flooring over damp concrete or wood can fail later.

Is it normal for the house to feel hot?

Yes. Dehumidifiers and air movers give off heat, and warm air speeds drying.

Why did the contractor add equipment on day three?

If readings in an area stop falling, the contractor may add dehumidification, move air movers or open a cavity to reach trapped water. Adjusting equipment to the readings is a sign the job is being managed properly.

Will drying run up my electric bill?

The equipment draws a fair amount of power while it runs. Ask your insurer whether that is part of the claim, and keep your bills for the drying period.

Can I dry a small leak myself?

A small clean-water spill on a hard floor, wiped up right away, usually dries on its own with good airflow. Anything in walls, under flooring or in a basement is better measured by a professional.

Water damage categories

Who decides the category?

The restoration contractor, based on the source, how long the water sat and what it touched. Ask them to explain their classification.

Is rainwater clean?

Rain coming through a window or roof is often treated as clean if caught quickly. Rain that runs across the ground and into a basement is usually treated as contaminated.

Is sump pit water clean?

It is groundwater, but it often carries soil and debris, so restorers commonly treat it as Category 2.

Does disinfecting make Category 3 materials safe to keep?

For hard, nonporous surfaces, cleaning followed by disinfection is the standard approach. For porous materials, disinfectant cannot reach everything inside them, which is why they are usually removed instead.

Is a flooded window well Category 2 or 3?

Water that collects in a window well and pours into a basement has usually crossed soil, mulch and lawn, so restorers often treat it as Category 2 at least, and as Category 3 if it mixed with runoff from streets or yards.

Is water from a toilet always Category 3?

No. Overflow from a toilet bowl with only clean water or urine is often treated as Category 2. Overflow containing feces, or water coming back up from the sewer through the toilet, is treated as Category 3.

Can Category 3 carpet be cleaned and kept?

Generally no. Carpet and pad soaked by sewage or floodwater are porous and cannot be reliably decontaminated, so they are removed and discarded.

What about water from a dishwasher or washing machine?

Discharge water from these appliances usually contains soap, food or soil and is commonly treated as Category 2. Clean supply-line leaks to the same appliances are usually Category 1 if caught quickly.

Does the category affect insurance?

The category affects the work; coverage depends on the source and your policy, not the category itself.

Wet drywall: save or replace

How long can drywall be wet before it is ruined?

There is no single number, but drying should start within a day or two. The EPA advises drying wet materials within 24 to 48 hours to help prevent mold.

Can drywall be saved after a sewage backup?

Generally no. Drywall touched by sewage is usually cut out and discarded because it cannot be reliably cleaned.

Will a water stain go away once the drywall dries?

Usually not. Dry, firm drywall with a stain can often be primed with a stain-blocking primer and painted.

Can I just cut out the wet part myself?

You can, if the water was clean and the house was built after 1978, but measure first so you remove only what is wet, and shut off power to outlets in that wall before cutting.

Is moisture-resistant drywall worth it in a basement rebuild?

It can help in bathrooms and utility areas, and keeping drywall off the slab helps everywhere. No drywall survives a long soaking, so fast drying and fixing the water source still matter most.

Why cut two feet up when the water was only a few inches?

Drywall wicks water upward, and a standard cut height makes the repair simpler. The cut should be above any wet or contaminated area.

What to do after water damage

Should I turn off the electricity after water damage?

If water is near outlets, appliances or the panel, yes, from a dry spot or by calling the utility. Never wade into water to reach the panel.

Can I start cleaning before the adjuster comes?

You can and should take reasonable steps to prevent further damage, such as stopping the water and starting drying. Photograph everything first and keep receipts.

How fast do I need to act?

Within a day or two for drying to start. The EPA advises drying wet materials within 24 to 48 hours.

Is it safe to stay home?

Usually, if power and gas are safe, the water was clean and the affected area can be closed off. Stay elsewhere if sewage is involved or anyone is vulnerable.

Do I need a plumber or a restorer first?

If water is still coming in from a pipe or fixture, close the main valve and call a plumber for the repair. Call a restorer at the same time for the water already in the house; the two jobs run side by side.

What if I find the water days later?

Follow the same order, but expect more removal and assume the water may now be contaminated. Wear gloves, photograph everything, and tell your insurer and the contractor when you think it started.

Working with your insurance adjuster

Should I wait for the adjuster before starting cleanup?

No. Take reasonable steps to prevent further damage, including starting drying, but photograph everything first and keep damaged items or photos of them.

Can the restoration contractor talk to my adjuster?

Usually yes, and it often helps. The claim remains between you and your insurer.

Do I need a public adjuster?

Many claims do not. Some homeowners hire one for large or complicated losses. A public adjuster works for you and is paid by you.

What if the adjuster says the leak was gradual?

Ask for the explanation in writing and what evidence it is based on. Provide anything that shows the failure was sudden, such as photos of the failed part, the date you found it and the restorer's notes.

How long does a water damage claim take?

Claim length varies with the size of the loss, how busy adjusters are after a storm and how complete your documentation is. Organized photos, receipts and drying logs usually shorten the back-and-forth.

Should I sign whatever the restorer gives me?

Read it first. Understand what you are authorizing, whether payments go directly to the contractor and what happens if the insurer disagrees with part of the scope. Ask questions before signing.

Is mold covered?

Sometimes, often with limits, when it results from a covered sudden water loss. Mold from long-term leaks or humidity often is not. Check your policy.

Mold Prevention in Topeka

My old Topeka basement always smells musty. Is that mold?

Often it is damp materials or early growth. A dehumidifier and removing stored cardboard and old carpet usually help; persistent smell deserves an inspection.

Does plaster grow mold?

Plaster itself resists mold, but dust, paint and the wood behind it can grow mold if they stay wet.

Do I need mold testing?

Usually not if growth is visible. Fix the moisture and remove the growth.

Will bleach prevent mold?

Bleach does not replace drying and does not reach inside porous materials.

Is mold covered by insurance?

Sometimes, with limits, when it follows a covered sudden water loss.

What humidity should I aim for?

Below 60 percent, ideally 30 to 50 percent.

Mold Prevention in Wichita

How soon can mold grow in my Wichita basement?

Within a day or two on wet materials, faster in summer heat.

Do I need mold testing?

Usually not if mold is visible. Fixing moisture and removing growth matters more.

Will bleach stop mold?

It does not replace drying and does not reach inside porous materials.

Does my insurance cover mold?

Sometimes, with limits, when it follows a covered sudden loss. Check your policy.

What humidity should my basement be?

Below 60 percent, ideally 30 to 50 percent.

Can I paint over mold spots in my Wichita basement?

No. Paint will not stop growth underneath. Fix the moisture and clean or remove the material first.

Is black mold more dangerous than other kinds?

Color does not tell you how harmful a mold is. Any indoor growth should be dealt with by fixing moisture and removing it.

Should I keep the air conditioning running?

Air conditioning lowers humidity, which helps, unless water reached the ducts or air handler; then have them checked first.

Why does my Wichita basement smell musty every August?

Humid summer air condenses on cool basement walls and pipes. A dehumidifier set to keep humidity under 60 percent usually solves it; if not, look for a hidden leak or seepage.

How do I know the mold prevention worked?

No musty smell, no new spots and moisture readings that match the dry parts of the house. Ask the contractor for the final readings.

Can mold grow on concrete?

Concrete itself is a poor food source, but dust and films on it can grow mold when damp. Clean and dry it.

Burst Pipe Water Damage

What should I do first when a pipe bursts?

Close the main water valve, make electricity safe, drain the lines by opening a low faucet, photograph the damage, then call a plumber and a restorer.

Where is my main water shutoff?

Usually where the water line enters the house, often on the basement wall facing the street or near the water heater. Some homes have one in a crawlspace or utility closet.

How do I know if a frozen pipe has burst?

Often you will not until it thaws. Watch and listen for running water, new stains or a moving water meter after the pipe warms up.

Is burst pipe damage covered by insurance?

Sudden, accidental pipe bursts are commonly covered, but damage from long-term leaks or from a house left unheated may be treated differently. Read our insurance adjuster guide.

Can the wet ceiling be saved?

If it is stained but firm and dries quickly, sometimes. If it sags, crumbles or held a lot of water, it is usually removed.

How long does drying take after a pipe burst?

Often several days, longer in cold houses or with hardwood floors. Readings decide when it is finished.

Should I run the heat high to dry things out?

Steady, normal heat helps. Follow the contractor's setup; very high heat without dehumidification can push moisture into other rooms.

Why did my pipe burst in a room that stayed warm?

The pipe may run through a cold exterior wall, a floor over an unheated garage or a rim joist exposed to wind, even if the room itself felt warm. Pressure can also build between a frozen section and a closed faucet, so the split appears away from the coldest spot.

Can I stay in the house while it dries?

Usually, once the leak is fixed and the power is safe, as long as no ceilings are at risk of falling and the water stayed clean. Expect noise and warm air from the equipment, and keep children and pets away from opened walls and cords.

Does PEX burst when it freezes?

PEX tolerates freezing better than copper but is not immune, and fittings can still fail.

Flooded Basement Cleanup

Is a flooded basement covered by homeowners insurance?

It depends on the source. Sudden plumbing failures are often covered. Surface flooding is generally excluded and needs separate flood insurance. Sewer and drain backups often need an add-on. See our insurance adjuster guide.

Should I pump out my basement myself?

For a small amount of clean water with no electrical hazard, a wet vacuum or small pump can help. For deep water, finished spaces or contaminated water, call a professional.

Why did my sump pump fail?

Common causes are power outages, a stuck float switch, a clogged inlet, a frozen or blocked discharge line, or a pump that is too small for the water coming in.

Can basement carpet be saved?

With clean water caught quickly, sometimes, usually with new pad. With storm runoff or sewer water, carpet is normally removed.

How long does a flooded basement take to dry?

Often several days to a week or more, because concrete dries slowly and basements are cool. Readings decide when it is done. See how long drying takes.

Is it safe to stay in the house?

Usually, if power and gas are safe, the water was not sewage and the basement is closed off from living areas. Ask the contractor if anyone in the home is vulnerable.

Will my furnace and water heater be okay?

If they sat in water, keep them off and have a qualified technician inspect them before use. Controls and burners can be damaged.

Does a damp basement after every rain need a restorer?

Not always. Recurring dampness without standing water is mainly a drainage and humidity problem: gutters, grading, window wells and a dehumidifier. A restorer becomes useful when water reaches carpet, drywall or stored belongings, or when a musty smell will not clear after the basement has been kept dry.

Can I keep using the basement while it dries?

Usually it is better to stay out. Equipment, cords, open walls and wet floors make it a poor place for children and pets, and opening containment slows drying. Use only the areas the contractor says are clear.

How do I stop my basement from flooding again?

Fix the cause: grading, gutters, downspouts, window wells, sump capacity and backup power, and a backwater valve if drains back up.

Mold Prevention

How soon can mold grow after water damage?

Mold can begin to grow on wet materials within a day or two, which is why the EPA advises drying water-damaged materials within 24 to 48 hours.

Will bleach prevent mold?

Bleach does not replace drying and does not penetrate porous materials well. The priority is removing moisture and materials that cannot be dried.

Do I need mold testing?

Often not. If mold is visible, the EPA notes that sampling is usually unnecessary. Testing can help in specific situations; ask the contractor.

Can I paint over mold?

No. Paint does not stop mold growing underneath and can peel. Fix the moisture and clean or remove the affected material first.

Is black mold more dangerous?

Color does not tell you how harmful a mold is. All mold growth indoors should be addressed by fixing moisture and removing growth.

Will a dehumidifier prevent mold in my basement?

A dehumidifier helps a lot by keeping humidity low, but it will not dry a flooded basement or fix a leak by itself.

Does insurance cover mold?

Policies vary. Mold from a covered sudden water loss may be covered, sometimes with limits; mold from long-term leaks or humidity often is not. Read our insurance adjuster guide.

Should I run my air conditioning?

Air conditioning lowers humidity, which helps. If water reached ducts or the air handler, have them checked first.

Can stored belongings with mold be saved?

Hard items such as glass, metal and hard plastic can usually be cleaned. Clothing may be saved by laundering. Porous items with visible growth, such as cardboard, paper, upholstered furniture and mattresses, are usually discarded; irreplaceable photos and documents can sometimes be handled by a specialist.

Should I stay out of the house during mold work?

For small jobs with containment, most people stay home and simply keep out of the work area. For larger remediation, or if someone in the home has asthma or a weakened immune system, staying elsewhere until the work is finished is often the safer choice. Ask the contractor.

Does a new house need the same precautions?

Yes. Newer homes are built tighter, which keeps humid air in, and modern drywall, engineered wood and carpet pad all hold water. A finished basement in a new subdivision can grow mold just as quickly as an older one if it stays wet after a leak or sump failure.

What humidity should I aim for afterward?

Below 60 percent, with 30 to 50 percent as the EPA's preferred range. A simple hygrometer in the basement and in the room that got wet lets you check this for a few weeks after the work is done, when problems are most likely to show up.

How do I know mold prevention worked?

No musty smell, no new growth, and moisture readings that match dry areas of the house. Ask the contractor for final readings.

Sewage Backup Cleanup

Is sewage backup covered by homeowners insurance?

Often only if you have a sewer and drain backup endorsement. Many standard policies exclude it, and flood policies treat backups caused by flooding differently. Ask your insurer which applies.

Can I clean sewage myself?

Only a very small, contained incident on a hard floor, with gloves and disinfectant. Anything on carpet, drywall or across a basement should be handled by a professional.

Does everything touched by sewage have to be thrown away?

Porous materials usually do. Nonporous items like concrete, tile, metal and hard plastic can be cleaned and disinfected.

Is it safe to stay in the house?

Often, if the area is closed off, power is safe and nobody vulnerable lives there. Ask the contractor, and consider staying elsewhere if the backup is large or odor is strong.

Who pays if the city sewer caused it?

It depends on local rules and circumstances. Report it to the city and your insurer promptly and keep photos and records.

What is a backwater valve?

A valve installed on your sewer line that lets wastewater leave the house but closes to stop sewage flowing back in. A licensed plumber installs it, usually with a permit.

How long does sewage cleanup take?

Removal, cleaning and disinfection often take a few days, then drying follows. Larger finished basements take longer.

Why does the basement still smell after cleanup?

Residue may remain in a missed area, a dry floor drain trap may be letting sewer gas in, or materials are still drying. Tell the contractor.

Can the laundry and dishes that were in the basement be saved?

Hard dishes, glassware and metal can be washed and disinfected. Clothing and linens that only took a small splash may be saved by washing in hot water with detergent, but heavily soaked fabric, stuffed toys and anything that cannot be laundered hot are usually discarded.

Do I need to tell my neighbors?

If the backup happened during heavy rain, it is worth asking. When several homes on one street back up together, the cause is often the public main, and reports from more than one household help the city find and fix it. Your neighbors may also want to check their own basements and insurance before the next storm.

Should I pour bleach down the floor drain?

No. It will not clear a blockage and can damage pipes and harm you if mixed with other chemicals. Have the line cleared by a plumber.

Structural Drying

How long does structural drying take?

Often around three to five days for clean water caught quickly, but it can take longer for hardwood, concrete, cold basements or water that sat for a while. Readings decide when it is finished. See how long drying takes.

Can I turn the equipment off at night?

It is best not to. Drying depends on steady airflow and dehumidification, and turning equipment off lets moisture settle back into materials.

Why is it so hot in the house?

Dehumidifiers and air movers give off heat. Warm air speeds drying, so a warmer house is often a sign the equipment is working.

Do I need holes in my walls?

Not always. Small holes near the floor let air into a wall cavity so it can dry without removing drywall. They are patched later.

How will I know the house is really dry?

The contractor compares readings from wet areas with readings from similar dry materials in the same home. When they match, drying is complete. Ask for the log.

Can new flooring go down right after drying?

Only when the subfloor or slab is confirmed dry. Installing flooring over damp concrete or subfloor can lead to adhesive failure, cupping or odor.

Will drying get rid of the musty smell?

Drying removes the moisture that causes it. If mold has started, cleaning or removing affected materials is also needed.

Why did the contractor close off the room with plastic?

Containment shrinks the volume of air the dehumidifiers have to work on, so they pull moisture out of the wet materials faster. It also keeps humid air and dust out of the rest of the house. Leave the plastic in place unless the contractor says otherwise.

Is it normal for some rooms to finish before others?

Yes. A carpeted bedroom with light wicking may reach the dry standard in two days while a hardwood hallway or a concrete basement takes much longer. Equipment is usually moved from finished rooms to the slower ones, which is a good sign the job is being managed actively.

Can a home dehumidifier do the same job?

Not for a structure. Household units are sized for maintaining humidity, not for pulling water out of soaked framing and concrete.

Water Extraction

How quickly should water be extracted?

As soon as it is safe. The EPA advises drying wet materials within 24 to 48 hours to help prevent mold, and extraction is the first step in that window.

Can I use a shop vacuum instead?

For a small, clean spill on a hard floor, yes. For carpet, pad, standing water across a room or any contaminated water, a shop vacuum does not remove enough and can spread contamination.

Will my carpet have to be thrown out?

Not always. With clean water caught quickly, carpet can often be dried in place, though the pad is commonly replaced. Sewage or long exposure usually means removal.

Why are they drilling holes in my walls?

Small holes or cuts at the bottom of a wall let trapped water drain and let air into the cavity so it dries. It often avoids removing more drywall later.

Does extraction remove all the water?

It removes the free water. Moisture already absorbed into wood, drywall and concrete is removed by drying equipment over the following days.

Where does the extracted water go?

Clean water usually goes to a floor drain, a sink or outside away from the foundation. Contaminated water is handled according to local rules for wastewater.

Should I turn on fans and the furnace?

Fans can help with clean water once standing water is gone. Do not run the HVAC system if water reached ducts or the furnace until it is checked.

I rent my home. Who arranges extraction?

Tell your landlord or property manager straight away, in writing if you can, and photograph the water. The building and its flooring are usually the owner's responsibility, while your belongings may fall under a renters policy. Either of you can call to be connected with a contractor.

Is the extraction contractor the same one who dries the house?

Usually. The contractor you are connected with typically extracts, sets drying equipment and monitors the drying, then may handle repairs or refer them.

Sewage Backup Cleanup in Topeka

Why does my Topeka floor drain back up in heavy rain?

Storm water entering the sewer system can overload it and push sewage back into low drains. A backwater valve helps.

Who pays if the city line caused it?

It depends on local rules and the circumstances. Report it to the city and your insurer and keep records.

Can I clean a small backup myself?

Only a very small, contained one on a hard floor with gloves and disinfectant.

Is sewage backup covered?

Often only with a sewer and drain backup endorsement.

Will my renters insurance cover my belongings?

Often, depending on the policy and cause. The building itself is usually the owner's responsibility.

How long does cleanup take?

Usually a few days for removal, cleaning and disinfection, then drying.

Sewage Backup Cleanup in Wichita

Why does my Wichita floor drain back up when the washer runs?

Usually a partial blockage in the main line, often roots. A plumber can clear and inspect it.

Who do I call if the whole street backs up?

The city's sewer department, and a plumber for your own line.

Can I mop it up myself?

Only a tiny amount on a hard floor with gloves and disinfectant. Anything on carpet or drywall needs professionals.

Is sewage backup covered?

Often only with a sewer and drain backup endorsement. Check your policy.

What is a backwater valve?

A valve on the sewer line that closes when sewage tries to flow back into the house.

Can the city's sewer back up into my house even if my line is fine?

Yes. During heavy rain, an overloaded public sewer can push water back up house laterals. A backwater valve helps prevent it.

How long does a Wichita sewage cleanup take?

Removal, cleaning and disinfection often take a few days, then drying. Larger finished spaces take longer.

Is it safe to stay in the house?

Often, if the basement is closed off and nobody vulnerable lives there. Strong odor or a large backup are reasons to stay elsewhere.

Will my homeowners policy pay for a backwater valve?

Usually not as part of the cleanup, since it is an improvement. Some cities and insurers encourage them; ask your agent and the city.

Can sewage-soaked drywall be cleaned instead of removed?

Generally no. Drywall is porous and cannot be reliably decontaminated, so the affected part is cut out and replaced.

What happens to the items removed from my basement?

Contaminated materials are bagged and taken away for disposal. Photograph them and keep the contractor's list of what was removed for your claim.

Do Wichita suburbs have the same sewer problems?

Older parts of any town can have root-damaged laterals; newer subdivisions see fewer, but storms can still surcharge lines. Rural homes may be on septic.

Structural Drying in Topeka

Can my wet plaster walls be dried?

Often, if they dried within a few days and are still firmly attached. Sagging, crumbling or hollow-sounding plaster may need repair.

How long will drying take in my old Topeka house?

Often longer than in a newer home, because plaster, old wood and stone dry slowly. A week or more is common; readings decide.

Why not just run heaters to speed it up?

Too much heat can crack plaster and old wood and push moisture into other rooms. Controlled heat with dehumidification works better.

Will my cupped hardwood floor flatten?

Many do if dried slowly and fully. Refinishing should wait until readings confirm the wood is dry.

Do I need historic approval to dry my house?

No. Drying and interior repairs usually need no historic review; exterior changes in historic districts may.

Can you dry the stone basement walls completely?

The walls can be brought down, but stone keeps picking up moisture from the soil. Outside drainage and a dehumidifier manage it long term.

Structural Drying in Wichita

How long does drying take in a Wichita basement?

Often several days to a week or more, longer in winter or when the slab is involved. Readings decide.

Why is the contractor adding heaters in January?

Cold materials dry slowly. Controlled heat speeds evaporation so the dehumidifiers can remove the moisture.

Should I open windows in summer to help?

Usually not. Humid Wichita air can slow drying. Keep the house closed unless the contractor says otherwise.

Can my ceiling be dried or does it come down?

Firm, flat drywall that dries quickly can often stay. Sagging or crumbling ceilings are removed.

Will drying fix a musty smell?

Drying removes the moisture that causes it; if mold started, affected materials may also need cleaning or removal.

Will the equipment raise my electric bill?

The machines draw a fair amount of power while they run. Keep your bills for the drying period and ask your insurer whether that use is part of the claim.

Can drying start before the adjuster visits?

Yes. Insurers generally expect you to prevent further damage. Photograph first, then let drying begin.

Water Extraction in Topeka

Can water from my Topeka basement go down the floor drain?

Clean water often can, if the drain is flowing. If the drain itself backed up, the water is sewage and must be handled differently.

Will extraction save the carpet over my old basement floor?

With clean water caught quickly, sometimes, with new pad. Storm runoff or several days of soaking usually means removal.

My plaster ceiling is bulging. What should I do?

Keep everyone out from under it and let the contractor drain and assess it. Do not poke it from directly underneath.

Is North Topeka water treated differently?

Water that crossed streets and yards is treated as contaminated, so more cleaning and removal is likely.

Do you cover all of Topeka?

Topeka has 18 covered ZIP codes on this site. The call confirms your address.

How long does extraction take?

Usually a few hours for a single level, longer for a large finished basement or a multi-level leak. Drying follows over several days.

Should I lift wet carpet myself?

Leave tacked or glued carpet to the crew. It is very heavy wet, the tack strip is sharp, and lifting it wrong can ruin carpet that could have been dried.

Water Extraction in Wichita

How fast should water be pulled out of a Wichita basement?

As soon as power is safe. Every hour lets more water wick into drywall and concrete, and drying is far slower than extraction.

Can the water go down my floor drain?

Clean water often can, if the drain is flowing. If the drain itself backed up, the water is sewage and needs different handling.

My Wichita house is on a slab. Is extraction different?

There is no basement to pump, so the work focuses on hard floors, carpet and water trapped under cabinets and flooring.

Does the floodway mean I do not need flood insurance?

No. The Big Ditch reduces river flooding where it protects, but local storm runoff can still flood homes, and flood damage is usually excluded from homeowners policies.

Do you cover Derby and Haysville?

Covered ZIP codes in both are included. The call confirms your address.

Will extraction save my basement carpet?

With clean water removed quickly, the carpet itself often survives, though the pad is usually replaced. Storm runoff or several days of soaking normally means removal.
